We take pride in delivering a high quality service for a fair price and we back that with not only the reputation of our business, but also personally. We are more focused on making you so happy with your service that you want to tell your friends and family and recommend us. Growing up, we had a plaque on the wall of our family home explaining the importance of your last name, your reputation, and how that reputation reflects on that name. We didn’t put our last name on the business out of ego, but because we want everyone to know that when you hire our company, you are hiring a real, local, family business who carries that same mindset into every customer we service. Apparently, we are now considered “old school”. We believe the simple things are important. Things like showing up and on time, doing something right the first time if you are going to do it at all, keeping your word and doing what you say when you say. I know from a customers prospective, a lot of folks are jaded because of past negative experiences, and rightfully so. We hear about all the scam contractors who take deposits and never come back, the ones who always have some outrageous excuse over and over again when they don’t show up, the ones who do show up, but have no respect for you or your property. We hear it all, all the time, and that’s why I wanted to take a moment and explain exactly what you get when you hire Dykes Services. First, we aim to offer fair prices and the highest quality, not the quickest and cheapest. When quoting properties, you can pull up an address online, have a cut and dry price per square foot, and send over a price much quicker than the way we do our quoting. We come out and look at the property in person. We meet with someone on sight if possible and go over expectations, we get pictures and measurements to review, check for pre-existing damages, asses what will be required for plant/property protection, check for inorganic staining that will not be removed by pressure washing or soft washing and will require additional products and processes. Basically, we go over everything that cannot be accounted for by simply viewing online and ensure you know exactly what to expect, or not from our services. This requires more time and fuel isn’t cheap these days, but we believe it is the more effective way to be prepared and complete a quality job efficiently the first time. Upon arrival, we walk the property with the customer if they are available and confirm the services, any necessary details, and make sure you have no further questions before we begin. Next, we start plant and property protection by utilizing a number of methods. We tape off any exterior outlets that may be exposed or in question, check for any open windows or doors and bad seals, we pre water the plants and root systems to protect them from any products we may be spraying around them and then rinse them well after spraying our cleaning solutions. During the cleaning process we respect your property and proceed with caution and care. We utilize a soft wash process, applying a mixture of sodium hypochlorite, a surfactant, and dilute it with water to the proper strengths so that it is safe for use on your property and building materials, but drastically improves the final results. This process will not peel paint, blow out screens or seals on doors and windows, or any of the usual concerns with pressure washing. While we use pressure washers to complete certain parts of the cleaning, we use chemical injectors and special nozzles that produce more flow and less pressure. This combination creates far better results and is much safer for your home or business. My wife and I are both lifelong central Florida residents and we now have an almost 2 year old daughter. Asphalt Sealcoating and Striping

Published by Drew Dykes | July 2, 2022 | 3 min read Asphalt sealcoating and striping offers not only practical protection for parking lots, but it also makes them look great. Fresh coats of sealer and paint will leave your pavement markings all clearly visible and up to code. We can seal any cracks and patch potholes in the pavement that will worsen as the elements continue to erode these areas. Sealcoating and striping should be included as part of your property maintenance, but how do we go about the process and what are some basic facts you would want to know about the services? We will start with when and where sealcoating is applicable. You DO NOT want to sealcoat new asphalt. There are gases and vapors trapped in the asphalt that must be released before sealcoating. We recommend waiting until about the 2-year mark before the first sealcoat or the sealer will trap in these gases, and you can run into unwanted issues. After the first sealcoat, it depends on the volume of traffic your property receives as to how often it should be done. High traffic locations could be done as often as every 2 years and some locations with lesser traffic may get 5 years in between. This is largely dependent on your conditions and amount of traffic. Another situation we run into is concrete. Generally speaking, concrete is not meant to be sealcoated and the sealer will not adhere properly to the surface. This will also cause it to wear quicker but it can be done, and we have re-sealcoated concrete in situations where the surface had already been sealcoated previously. Once that happens, you will have to keep re-sealing or look at much more costly options. Now the process. We use a combination of powerful blowers, brooms, weed eaters, and torches to prepare the lot to receive sealer. All loose debris is blown off with the blowers first. As we are blowing off, we use stiff bristle brooms to loosen up any debris not being taken care of by the blowers alone. Next, we use weed eaters and torches to remove any weeds in cracks and clean up the edges. If there are oil spots from vehicle leaks those are burned off as well. Like most things, delivering a quality finished product starts with proper prep of the surface. The next step is the “cut-in”. After the lot is clean, we start by laying down a bead of sealer along edges of buildings, curbs, bumpers, or any area we cannot safely spray the sealer without issues from overspray. We then take brooms and spread the sealer in these areas a few feet off whatever we want to avoid. Once we get ready to spray, we use the wand to cover the remaining areas with sealer. This part of the process is mainly making sure we get a nice even layer on everything and that we overlap just slightly into our cut-in, and everything ties in nicely. We do the first coat, let that dry and then apply a second coat for additional durability and a consistent appearance. That concludes the sealcoating portion and now we re-paint! The sealer needs to dry completely before we begin, or the paint can blend with the sealer and turn color. First, we get our line striping machine dialed in at the correct pressures and width (4” is standard for parking stalls). Then we use mats at the bottom of each line, so we have clean straight lines at our starting points. We can do this on a re-stripe where the lines are still visible, but for a new layout or very faded lines, we will have to measure and layout the dimensions with chalk lines. New layout takes considerably more time and effort. A standard “re-stripe” includes putting back the existing pavement markings that can be seen without having to layout and pop lines, but we can always add or adjust per request. Standard stalls are painted with the line striping machine and stencils like arrows, handicaps, stop bars, etc. are sprayed by hand. We use a combination of tape, roofing paper, shields, and shingle pads to protect from overspray and produce the cleanest, straightest lines possible. Striping is the finishing touch on your parking lot and it is the first thing customers notice when arriving to your place of business. When that crisp, white paint hits the fresh black sealer, it is truly a thing of beauty! We started Dykes Pressure Cleaning in August of 2017 and we have worked hard to get to where we are today. Where we are today is not nearly where we hope to be in the years to come, but we think we are on our way. We want to provide the best service and experience possible for our customers and make sure they are always satisfied with the work we do for them. We feel that the more exterior cleaning and maintenance services we offer, the more convenient it will be for you. You already know and trust us with your pressure washing and soft washing needs and we now offer window cleaning, rust removal, and paver sealing as well! When pressure washing the home exterior, we rinse out the sills and grooves and use our soap solution to remove any dirt and debris. After we have completed the first step, we go back with another solution and brush the window panes, and anything left over in the grooves. Finally, we come behind the brush with a squeegee to leave the streak-free shine! Our recommendation is to add exterior window cleaning to your maintenance package if you want that finishing touch on the appearance of your home or business. The truth is, it depends on several factors including where you live, your surroundings, what materials your home was built with, as well as what activity you have around the home. So, there are a few things to consider when deciding on a maintenance plan that best suits your home or business. Now, there would be some obvious differences in weather and other factors from a home in Florida and say one in New York, but for the sake of this post we will focus on Florida since that is where we are located. The Sunshine State is known for its high humidity and has a defined rainy season from about May through October. During this time thundershowers build in the heat of the day and then drop intense, but usually quick rainfall in the afternoon. On top of the summer showers, we also have hurricane season and these storms can bring days of wind and rain at a time. Conditions like these promote the growth of algae on our exterior surfaces. Things like the outside walls, soffits/gutters, driveways, walkways, fences, screen enclosures, and roofs all will be affected by algae growth over time. Take vinyl siding for example, moisture drains behind the siding and there are small holes to allow it drain out, but some of the moisture becomes trapped behind and the algae begins to grow. This makes the siding more susceptible to algae growth than some other surfaces. Another factor here is with certain materials, the algae can be removed more easily depending on how it can be cleaned. Wood is cleaned differently than siding, which is cleaned differently than concrete and so on. Keep in mind that algae can leave stains if left for too long without cleaning. For that reason, we recommend a regular maintenance schedule if you are serious about the cleanliness and appearance of your home or office. Your surroundings play a large part as well. If you have a pool for example, the pool will not stay clean if you have algae covering your screen enclosure or pool deck. If you have a lot of trees casting shade on the property that can be problematic also. The trees bring a whole new set of problems with the stains that accompany their presence. Some of these stains will not be removed through pressure washing and require a separate product to treat. Sometimes shaded areas, or low spots that gather water regularly may need cleaning more often due to the circumstances. Take note of areas like this where in the rainy season, it can seem to get out of hand almost overnight. What kind of activity do you have around the home? You may have a construction site near by where dust is being kicked up and making its way on to your home or business. Living by the ocean we see a lot of jobs where the salt water and sea breeze leave a film on the exterior and windows. Do you have that low spot at the end of the driveway that brings the extra dirt and debris with it when you drive through it? Rainfall can also splash dirt up on the bottom of walls depending on your landscapes causing the dirt to stick to the side of the wall and ultimately need cleaning more often. You can do things like put down rock or mulch in these areas to prevent the dirt from splashing up. Another option is cutting down or trimming back trees in problem areas. Tips like this can help you be proactive about the algae battle and would help the property to stay cleaner longer between cleanings.
